August 2010 Overview - Single Family Homes

Number of new listings: 9,397
Total number of active listings: 30,643
Number of sold listings: 5,333
Average selling price: $186,820
Sale price to listing price ratio: 97%
Average days on market: 100
Number of months of inventory: 5.7

• 36% of sold listings were lender owned, 30% were short sales, and 34% were normal sales.
• The number of active listings had been gradually decreasing, however this number has been increasing for the past few months.
• The number of sold listings increased 2.2% from 2nd quarter 2009 to 2nd quarter 2010.
• The average selling price increased 7.0% from 2nd quarter 2009 to 2nd quarter 2010.
• Number of months of inventory is down slightly from the previous month. A 5-7 month supply is considered balanced. Less than 5 months is considered a “seller’s market”. More than 7 months is considered a “buyer’s market”.
